Vertical and horizontal properties in the Cadastre
When a parcel is “shared” among several owners, the division takes two basic forms:
Horizontal property
The classic apartment block: each floor or apartment is a self-contained property with a co-ownership share in the plot. In the Cadastre each horizontal property is identified by an extension of the parcel's KAEK.
Vertical property
Two or more self-contained buildings on the same plot (e.g. two maisonettes on one parcel), each with its own portion of use. It is often combined with horizontal properties within each building.
Exclusive-use areas
Parts of the open space (yards, parking spaces, gardens) granted to the exclusive use of a specific property. On cadastral diagrams they are mapped spatially, as polygons inside the parcel.
On kaek.app
Selecting a parcel on the map, the “Vertical” and “Horizontal properties” rows show how many are registered. With the “Vertical/Excl. uses” button they also appear spatially, with a light-blue dashed outline, so you can see how the parcel is divided.
